Why is so important that a home sellers pictures of their home are top quality?

Why pictures matter when selling your home!

I have study all the techniques, equipment and latest methods to take pictures of a home.  High quality pictures can not only sell your home but it can get you more money.  That being said, the pictures will not help you if all the other parts to selling a home are not in place.

The home value and setting the list pricing of a home is the most important aspect of selling a home.   I can professional stage your home, take the best pictures, and do the other detail items that I am known for doing to get a home sold, but if the home is over-priced, no one will see it in their online home search. Then if they do find it, their Realtor may talk them out of seeing it.

Selling a home is as much about math and value as it is about staging and the feeling of a home.

I want your home to sell in less than 45 days and for the most money.  If I don’t tell you the most accurate value and the home doesn’t sell, whose fault is it?  That’s right, it falls on my shoulders.  As a home seller and Agent team, I want us both to succeed in our goal of getting your home sold.  If that means I have to tell you that your home is worth less than what you think it is, I would rather be honest with you upfront than you upset with me after several price reductions.

Staging tip for the day, clean your home!

The cheapest and easiest staging tip for any home seller is to deep clean!

Before and after cleaning staging your home

 

The most that it will cost you is your time and elbow grease but it could make you thousands just too deep clean your home when selling.

I am not talking about just straighten up.  I am talking about taking a fine tooth comb and making sure that everything is dust free and spotless.

  • All dishes are in the dishwasher.
  • All dirty clothes are put away including the laundry room.
  • Vacuum the whole house and use a shop vacuum on the stairs and edges.
  • All pet hair and litter boxes removed from view.
  • Dust everything.

This is just a basic list of what needs to be cleaned.  If you don’t have the time, call a maid to just come out.  Maids run around $100 and can come every other week.

A spotless home will sell for more and it really makes a difference to home buyers.

I have been in homes that are not updated and have dated furniture and not very good staging, but the home was cleaner than all others that we saw.  The home may have been owned by a retired person but it was so clean that it sold in days of being listed and for multiple offers.

Home sellers, are you hurting your chances of your home not selling?

I was out last week looking at homes with a buyer in Woodbury and we had 6 homes picked out.  I thought a few of these were going to be the one that the homebuyer would fall in love with and would everything that they wanted on their list that they had for buying a home.

Then when got to the homes, the home sellers were there!  The buyer didn’t want to go in since she saw a bunch of cars in the driveway and it looked like they were having a party.  Regardless of who was actually at the house, the buyer didn’t even want to get out of the car.   Think about the front of your home as a store front.  If you saw people hanging out in front of a store and they made you feel uncomfortable, would you go in or go to another store?  Same will apply to homebuyers in Woodbury and Cottage Grove.

The second house we went to the buyer started to look around and feel comfortable. Then loud barking came from the basement.  Good thing I love dogs and went to go see if I could talk to the poor guy to make him feel okay about us being in there.  The buyer was not as big as a fan as I am about dogs and just felt like leaving.  The buyer may have liked the home more but didn’t feel comfortable.  The longer a home buyer stays in a home during a home showing the more likely to put in an offer.

The third house we went to was a foreclosure in Cottage Grove.  The buyer felt comfortable in the home, but really couldn’t wrap their mind around where the furniture would go.

To summarize the homebuyer’s showings in Woodbury and Cottage Grove, the homebuyers may have made an offer if they felt comfortable when viewing a home.

Home selling tip of the day “Can a snowman sell your home?”

I don’t think that a snowman will sell your home but it may make it more inviting to buyers that like small children.  It also can make a plain white front yard look more welcoming when buyers and their agents pull up.

 

Several times I have had buyers that didn’t even want to get out of the car.  Could this change their mind?  Would it hurt to try?

 

Let’s focus on something’s that will have a negative impact on the buyers visiting your home for sale.  We all love our dogs but they tend to change the color of the snow in a way that the buyer may not like.  If you can keep our beloved four footed friends from doing their business in an area that is not visible to the buyers, this will have a better impact on the buyers since every little detail counts when staging and selling a home.

 

Also make sure that the driveway is completely cleared and salted. If you have a concrete driveway, try not to use too much salt since it will eat through the concrete.  The buyers not only want to see the condition of the driveway but they don’t want to slip and fall.  When a blacktop driveway is cleared in the winter it offers a great contrast to the white snow and helps the home pop.

 

Now that it is March, you should have your Christmas lights down.  You don’t want the buyers to think that you’re lazy in taking care of the home they’re going to purchase.  Replace burnt out light bulbs and if you can buy 100 watt light bulbs to really brighten up the home for night showings.  Make sure that the garbage cans are inside the garage.  Also if you have extra vehicles, make sure they’re in the garage or parked down the street.  Agents and the buyers don’t want to think that they are going walking on someone that is home.  They want to feel comfortable and the longer they stay, the better the offer will be.

 

They say that a buyer will decide in the first 30 seconds if they want to buy a home from its curb appeal.  Let’s make sure we get them through the front door so we can have them fall in love with all the features of the home.

I pride myself on getting the home value correct and having it staged and marketed correctly so that the home receives an offer within 30 days. I know the numbers for the Realtors association and I base the options I give you on those. Why do I do this you ask? Well if the rest of the country is seeing results based on these numbers that the NAR (National Realtor Association) is giving out, then if the numbers that we are seeing with your home are not in that spectrum, something is wrong and the home won’t sell and you will be frustrated with me.

Should you go with the Realtor that says that they can get more money for your home?

I have seen this over and over and I can understand that you want to get the most money for your home, but when a Realtor is telling you that he can get more for your home and really can’t back it up with numbers, they are just fishing to get you to bite at a higher price and then have you lower it once they have you in contract.
I don’t care for this shotgun style approach to selling real estate. Anyone can throw a price on the MLS and sees what sticks. I do a in-depth look into your property value and determine the value by using the same measures that an appraiser would. I do this because unless you have a cash buyer, your property is going to have to appraise for the buyer to get a loan. Also time on market is a very important thing and when a home has been sitting to long buyers will look past it for that very reason.

It is important your home is priced right and show ready.

I use the correct marketing techniques that has most my sellers a contract/offer in 30 days. Yes we will test the market sometimes with a higher price to see if we can get more, but this needs to be done in a way that it doesn’t affect the properties image. I have learned in my six years of selling real estate in Cottage Grove and throughout the Twin Cities that the most important criteria to my clients is that I am honest, trustworthy,and responsive with them. Realtors that try to keep things from their clients or are not honest in their dealings tend to get what is coming to them. If they price your home higher and it doesn’t sell you get mad at them. If they price it higher and you have to bring down the price several times, you get mad at them. I don’t operate this way and when I meet people that do I get away from them as fast as possible.
